Kate D’Addaboo discussing AI-powered property analysis

The Hidden Value of Real Estate Through AI-Powered Analysis

October 14, 2026•4 min read

Every property has a story beyond its listing price. The challenge for Realtors is understanding what that property is worth today, what it could become, and whether the numbers make sense for the buyer.

I recently had a fascinating conversation with Kate D’Addaboo on my Real Estate Riches podcast. Kate brings experience in commercial real estate, residential sales, and property renovations.

What interested me most was how she uses AI to evaluate properties from an investment perspective, even when helping everyday residential buyers.

Her approach is a reminder that technology becomes much more useful when we combine it with real market knowledge.

Looking Beyond the Price Per Square Foot

When Realtors evaluate a property, comparable sales and price per square foot are often among the first things we examine.

But Kate made an important point during our conversation. No two properties are exactly alike.

She uses ChatGPT to help analyze comparable properties, historical values, and potential renovation returns.

Rather than looking at one number, she considers the bigger picture.

What has happened to property values in that neighborhood over the past five years? What improvements might a buyer need to make? And could those improvements push the total investment beyond what the local market supports?

These are the kinds of questions that can help buyers understand what they're really purchasing.

AI can help organize the information, but the quality of the analysis still depends on reliable data and an agent who understands the market.

A Property's Potential Isn't Always Obvious

Kate has spent years buying, renovating, and selling properties, including a historic 10,000-square-foot mansion that required a four-year renovation.

That experience taught her something important about real estate.

The purchase price is only part of the financial picture.

Maintenance, construction costs, financing, and future resale value can dramatically change whether a property is a good investment.

I appreciated hearing how she brings that perspective into her work with buyers.

She doesn't simply look at what a house costs. She considers what it might cost to own, improve, and eventually sell.

For Realtors, that's an important distinction.

Helping Buyers See What a Home Could Become

Another interesting way Kate uses AI is through virtual staging.

She explained that she can take a property photo and ask AI to redesign the room around a client's preferred interior design style.

Instead of asking buyers to imagine how a room might look with different furniture, colors, or finishes, she can show them a visual concept.

I thought that was a clever way to help clients recognize possibilities they might otherwise overlook.

Of course, an AI-generated image is only a visualization. It doesn't confirm renovation costs, structural feasibility, or the actual condition of a property.

But when used responsibly, it can help buyers explore ideas and have more productive conversations.

Better Information Leads to Better Decisions

One thing Kate and I agreed on is the importance of being direct with clients.

Our job isn't simply to move paperwork from one side of a transaction to the other.

Clients rely on us for insight, experience, and guidance.

AI can help us compare information, explore scenarios, and prepare more thoroughly. But it cannot replace the responsibility we have to verify facts and explain what those findings mean.

For me, that's where the opportunity lies.

Not in allowing technology to make decisions for our clients, but in using it to ask better questions and provide more thoughtful guidance.

A property's true value involves more than its asking price. It includes its condition, location, future potential, and how well it fits the buyer's goals.

And the better we understand those factors, the better we can serve the people who trust us.
