She Stopped Buying Leads: How One Real Estate Agent Is Using AI to Build a Smarter Pipeline

After years of paying for traditional real estate leads, Lindsey Sandoval found a different approach: use AI, targeted advertising, consistent follow-up, and the right systems to create opportunities without constantly chasing the same leads as everyone else.

Real estate agents have no shortage of places to buy leads.

Zillow. Realtor.com. Prospecting platforms. Paid-at-closing programs. Social media advertising.

But buying more names does not necessarily create a more predictable business.

That is one of the biggest lessons from my recent conversation with real estate professional Lindsey Sandoval on Real Estate Riches.

Lindsey has worked in real estate for more than a decade. More recently, she began using the AI-supported lead generation system developed by Jay Kinder and his team.

Why Are Real Estate Agents Rethinking Traditional Paid Leads?

For years, buying leads has been a common way for agents to try to grow their pipelines.

Lindsey has tried many of those options herself. During our conversation, she talked about spending money on Zillow, Realtor.com, RedX, Mojo, Vulcan, and other sources throughout her career.

Some produced results.

But she said she had not experienced the same return on investment that she has seen with the system she is using now.

With many traditional lead sources, multiple agents may be trying to reach the same consumer. Lindsey described how that can feel like being on a hamster wheel, constantly calling and following up while competing for the same opportunity.

Her experience raises a different question:

What if you could generate your own targeted leads instead of continually buying access to someone else’s?

What Happened During Lindsey’s First 30 Days?

Lindsey was introduced to Jay Kinder’s Funnel Pilot and AI-supported system shortly after Easter.

She described experiencing early success within her first 30 to 60 days, initially using campaigns focused around an existing listing in her market.

But what stood out to her was the ability to customize the strategy.

Instead of using one generic campaign everywhere, the system could be adjusted around opportunities such as:

  • Specific listings

  • Cash offers

  • New construction

  • Local market conditions

  • Different consumer needs

For Lindsey, that flexibility mattered because every market is different.

A campaign that works for one agent, city, or price point may not be the right strategy somewhere else.

How Does AI Help With Real Estate Lead Generation?

AI does not eliminate the agent from the process.

Instead, Lindsey described it as something working in the background to support an already busy real estate business.

The system can help evaluate target markets, support advertising, work alongside the CRM, and assist with follow-up.

That matters when an agent is simultaneously managing listings, buyers, contracts, closings, and everything else that comes with running a real estate business.

Lindsey described AI as another system that helps optimize what she is already doing.

The goal is not to replace the real estate agent. It is to give the agent leverage.

Can One Lead Create More Than One Opportunity?

One of Lindsey’s stories showed why a lead can be more valuable than simply one potential transaction.

She ran a cash-offer campaign primarily focused on North Carolina, but one prospect entered her pipeline from Connecticut with two homes to sell.

Lindsey could not personally list the Connecticut property.

Instead of letting the opportunity disappear, she used her network and referral resources to identify an experienced local agent who could handle the listing.

The original lead became an opportunity to serve the consumer while also creating a referral relationship with another real estate professional.

That is an important mindset shift.

A good pipeline is not just about collecting leads. It is about recognizing the opportunities inside those relationships.

Why Does Follow-Up Still Matter When AI Is Involved?

This may be one of the most important parts of Lindsey’s story.

Technology can generate opportunities. AI can assist. Automations can follow up.

But the agent still has a job to do.

Lindsey talked openly about periods when she was not making her follow-up calls consistently. The system actually began reminding her that her activity had dropped.

That accountability matters because even the best lead-generation system cannot produce its full potential if the opportunities are not worked.

Lindsey emphasized that success still depends on what the agent puts into the process.

AI can create leverage. It cannot create consistency for you.

What Makes a Lead System Different From Simply Buying Leads?

Generating leads is only one piece of the puzzle.

Agents also need to know:

  • Who should I call?

  • What should I say?

  • How quickly should I follow up?

  • Is my campaign targeting the right audience?

  • Is my CRM being used correctly?

  • What should I change if the numbers are not working?

Lindsey described the coaching and support surrounding the system as one of its biggest advantages.

Rather than waiting weeks to discover that something is not performing properly, she described instances where the team proactively identified issues and worked on adjustments before she realized there was a problem.

For a solo agent who often has to be the salesperson, marketer, administrator, and CEO at the same time, that kind of support can make a meaningful difference.

Is a $10-a-Day Ad Budget Enough to Start?

During the interview, we discussed an advertising budget of approximately $300 per month, or about $10 per day, paid toward the Meta advertising spend.

That does not mean every agent will produce the same number of leads or transactions.

Results depend on the market, targeting, follow-up, agent activity, and other factors. Even Lindsey was careful not to describe conversion as guaranteed.

What her experience does show is that agents may not necessarily need to begin with thousands of dollars in monthly lead costs to test a targeted strategy.

The bigger question is what happens after the lead arrives.

Why Is Consistency More Important Than the Latest Tool?

Toward the end of our conversation, Lindsey shared an idea that perfectly summarizes her approach:

Consistency is not glamorous. It can even be boring. But consistency is what creates success.

That message applies far beyond lead generation.

You can have AI. You can have a CRM. You can have advertising.

You can have coaching. You can have scripts and automation.

But none of those things replace consistently showing up and working the opportunities in front of you.

Lindsey’s experience is a reminder that technology works best when it strengthens good habits rather than becoming another shiny object.

Can AI Help Real Estate Agents Get More of Their Time Back?

For Lindsey, leverage is not only about closing another transaction.

It is also about time.

She talked about wanting to be present for her daughter, attend important family moments, and avoid building a business that constantly pulls her away from the life she wanted real estate to provide.

That is where AI and systems become bigger than productivity tools.

When technology handles more of the repetitive work, agents can focus their time on conversations, relationships, negotiations, clients, and life outside the business.

The goal is not simply to work harder. It is to build smarter leverage around the work that matters.

What Can Real Estate Agents Learn From Lindsey’s Experience?

Lindsey’s results are her own experience, not a promise that every agent will see identical outcomes.

But her story offers several useful lessons:

  • Generating your own opportunities can reduce dependence on traditional lead providers.

  • AI can make targeting and follow-up more efficient.

  • A CRM is only valuable when it is actually used.

  • Coaching and accountability can help agents identify problems faster.

  • Above everything else, consistency still wins.

The tools are changing quickly.

The fundamentals are not.

Agents who combine better technology with better systems, then consistently work those systems, can put themselves in a stronger position to create a more predictable and sustainable business.
